Standard Home Inspection Plus
The best way to ensure that you are well informed about the strengths and weaknesses of a property is to have a professional home inspection. I identify problem areas both large and small that may have been overlooked by the previous owners/builders. My comprehensive inspections identifies items requiring immediate attention, problems in the making, and recommend appropriate preventive or corrective measures to avoid future costly repairs. Plus, a Home Maintenance Manual is provided with every inspection.
Pre-Listing for Sale Inspection
Whether you are selling your home "by owner" or using a Realtor, it is prudent to get a professional home inspection. All homes have strengths and weaknesses. I identify critical issues which must be addressed. The more you know about your home, the more prepared you will be for offers. No more buyers’ requesting 11th hour price re-negotiations.

An essential service for the busy homeowner, single mom, dad, or elderly person living on their own that wants an unbiased, professional evaluation of critical items of their home. I check the roof, attic, basement, furnace-A/C, water heater, GFCI receptacles, smoke, & CO detectors*. Optional items such as crawlspace, structure, electric, plumbing, etc. can be added as your needs warrant. At the conclusion of the evaluation, I will provide a one-page summary of deficiencies recommendation(s).

4 Point Inspection
Bare bones inspection service for rental property; Roof, Heating/Cooling, Plumbing, Electric components. No other systems or components inspected. May be suitable for insurance, rental or investment properties.
Pre-Warranty Expiration Inspection
Builders usually provide a 1-year warranty for new home construction. During this warranty period, the new home buyer is protected. Many potentially major defects may go undetected by an untrained eye. It is prudent to obtain a list of defective items before the 12th month of the 1 yr. warranty period. Defective items on the list can be repaired at no cost to you . . . Have “peace of mind” knowing that potential problems were addressed before they could grow into something that could cost you a great deal of money after the warranty period is expired.
New Construction (Foundation, Framing/ Pre-Drywall & Finished)
The quality of new construction is often not what it should be. Many buyers have independent reviews of their new home construction during separate stages of the building process. Including foundation, frame/pre-drywall and final inspection. These inexpensive inspections protect your purchase, prevents unpleasant surprises, and ensures the quality home that you’we dreamed about. Good builders welcome quality assurance help.
Investment Property Inspection
Like a Home Inspection, the investment property inspection is designed to inspect and evaluate all major components of the property. Finding problems (new and old), before you commit to a major investment. You will need to know as much as possible about your potential investment property. Your professional inspector(s) will provide you invaluable, current information to help you become an informed, knowledgeable consumer. Knowledge is power.
Mold Evaluation
Offering a free visual evaluation with each inspection. Much misinformation is distributed by certain contractors that have a conflict of interest. I do not perform mitigation services. Allow me to give you an evaluation the mold condition and advise you on appropriate corrective measures.
Radon Testing
Reduced price radon testing offered as part of my superior home inspection service. I get a reduced price from my service partners due to frequent requests for tests. I pass the savings to you!
Pricing
My inspection fee is determined by various factors including, but not limited to, square footage, number of bedrooms, bathrooms, the presence of amenities such as fireplaces, whirlpools, decks, etc. requires additional inspection time.
The inspection process takes 2-1/2 to 3 hours for a typical 3 bedroom, 2 bath ranch home with a basement. I highly recommend that our client(s) accompany the inspector throughout the in-depth visual examination.
